What kind of issues are we talking about?
Thermal Imaging Finds
The darker areas on the ceiling in the photo is moisture. No visual indications of moisture were present in this case. As you can guess, if this issue would have been left unchecked, it would have damaged the drywall to the point where it may need replacement. Not to mention mold remediation. In this case, a solar mount penetration needed some sealant and the ceiling dried on its own before major damage ensued. A $10 repair could have easily been thousands.
Drainage Issues
Water was found draining to the backside of the foundation in this case. If left over time this could cause structural issues (erosion was already occurring). Simple rerouting of the drain may save this home from major issues down the road.
Fire Hazards
Arcing was heard when testing this switch. It also produced a burning smell. Use was immediately discontinued and the issue repaired. This had the potential to become a serious safety concern for the occupants of the home.
