Thermal Imaging
(Moisture Detection)
We primarily use thermal imaging for moisture detection. Roughly 99% of our clients choose to add this valuable service. This 2 minute video briefly goes over thermal imaging technology and why it’s valuable. We highly recommend adding thermal imaging to every inspection.
Sewer Line Scope
This inspection involves a recorded camera inspection of the lateral sewer line that goes from the home to the sewage system or city sewer tap. Deficiencies or blockages in sewer line can be very costly. Keep in mind that you are not only purchasing the home but the sewer line/pipe as well. This is not an inspection of the actual sewage system but we have, on many occasions, found full septic/cesspools with this inspection. We can also locate the septic tank or cesspool during this inspection.
Plumbers typically charge $300-$600 for this inspection.

Mold Testing
This 1 minute video explains the mold testing process. We can take air and surface samples from the home and provide a full report. If mold is an issue, the lab identifies what types of mold are present and known hazards to human health.
- Air Sampling: 1 room: $300; each additional room: $100 per sample
- Surface Sampling: $200 per sample

Tiki Torches & Fire Pits
If the home you’re purchasing has built in tiki torches or propane fire pits we’ll be happy to fire them up to ensure they are in working order.

Water Catchment
The inspection of the water catchment system typically includes:
- The catchment surface including overhangs
- Gutter condition and cleanliness
- Condition of the holding tank and cover
- Pumps & gauges
- Filtration system
